Portland-area roof being cleaned with roof-safe, low-pressure methods — no power washing on shingles

What’s included in a roof cleaning

A standard roof cleaning from USA Gutter, Window, & Roof Cleaning starts with a walk-around assessment of the roof material, slope, age, and current moss or lichen load. We tarp and pre-wet adjacent landscaping, then apply a roof-safe soft-wash solution from a low-pressure pump system. Heavy moss mats are lifted by hand and gently brushed off where needed. Once the treatment has lifted the growth, we rinse the roof and clean any debris that fell into the gutters during the process — leaving you with cleared roof and clean gutters in a single visit. The job finishes with a same-day photo report covering every elevation, plus notes on any flashing concerns, lifted shingles, exposed nails, or worn pipe boots we observed.

Things to watch out for

Roof cleaning is one of the home services where method matters more than price. A few warning signs we see on properties that have been “cleaned” by other crews:

  • Bare patches where shingle granules were blasted off by pressure washing, leaving the asphalt underneath exposed to UV
  • Cedar shake with hairline splits running with the grain from over-pressure or aggressive scraping
  • Algae streaks that come back within months because the cleaner used a harsh bleach concentrate that killed surface moss without addressing the spores underneath
  • Landscape damage from runoff — yellowed rhododendrons or dead lawn strips along the drip edge

We do not pressure-wash roofs. We do not bleach-bomb roofs. The roof-safe approach takes longer and costs about the same as the aggressive approach, and your roof lasts significantly longer for it.

Who this service is right for

Roof cleaning is the right call for any PNW homeowner with visible moss, lichen, or dark algae streaks on the roof — and as a preventive service for homes with mature tree cover, north-facing slopes, or shaded exposures. It’s especially worthwhile for cedar-shake homes in older Portland neighborhoods, hillside properties in Lake Oswego and the West Hills where moisture accumulation is highest, and any home where the roof is more than seven years old and has never been professionally cleaned. If you’re planning to sell, a clean roof is one of the most visible curb-appeal changes you can make and removes a common inspection-report flag.

Equipment, safety, and method

Our soft-wash setup uses a 12-volt diaphragm pump with chemical-resistant hoses, delivering treatment at low pressure with high coverage. Crew members wear fall-arrest harnesses anchored to ridge points on any roof above one story, and we work from roof jacks or ladder positions rather than walking high-slope cedar shake or tile. We never use power-washer equipment on a roof — that gear stays in the truck or comes out only for concrete and siding work. Foot traffic on the roof is minimized; on tile roofs we work entirely from anchored positions to avoid cracking tiles underfoot. The whole approach trades speed for roof longevity, which is the trade-off we recommend for any roof you plan to keep more than a few more years.

What happens after the work

You’ll get a same-day photo report by email or text covering each roof elevation before and after treatment, plus notes on anything we observed that’s worth knowing about — exposed nail heads, a worn pipe boot, a missing shingle tab, flashing separation at a valley. The report is yours to keep, share with your roofer, or file alongside other home records. We also recommend a follow-up walk-around in 60-90 days, when any remaining moss should have fully died back and brushed off in the next rain — at which point your roof should look noticeably cleaner than the day we finished.

How it works

  1. 1

    On-site assessment and written quote

Owner Monte or a senior crew member walks the property, identifies the roof type (composition shingle, cedar shake, metal, or tile), measures square footage, and quotes a single fixed price in writing before any work begins.

  2. 2

    Cover and protect landscaping

Before any product is applied, we tarp or wet down rhododendrons, ferns, and other PNW landscape plants near the roofline. Downspouts are temporarily diverted if needed so runoff doesn't hit gardens.

  3. 3

    Apply soft-wash treatment

We apply a low-pressure, salmon-stream-safe treatment using a 12-volt soft-wash pump — under 60 PSI at the nozzle, less pressure than a garden hose. The treatment lifts moss, lichen, and algae without disturbing shingle granules or cedar fiber.

  4. 4

    Hand-remove heavy moss

Where moss has built up into thick mats, crew members hand-brush and lift it off — never scraping with metal tools that strip the protective surface. On cedar shake, we work only with the grain of the shingle.

  5. 5

    Rinse, clean gutters, and photograph

We rinse the roof and clean any moss debris from gutters that fell during the work. You receive same-day before-and-after photos of every elevation, plus notes on flashing, missing shingles, or other findings.

Why Portland homes specifically

Portland's eight-month wet season turns north-facing and tree-shaded roofs into ideal habitat for moss, lichen, and algae. Untreated moss roots into the seams between composition shingles, lifts the edges, and shortens a 30-year roof to 12-15 years. On cedar shake — common in older Eastmoreland, Alameda, and Lake Oswego homes — uncontrolled moss accelerates rot from the surface down. Roof-safe cleaning every two to four years is the cheapest insurance against premature roof replacement in the PNW.

Frequently asked questions

How do you clean a roof without damaging it?
We clean roofs with a low-pressure, roof-safe treatment — what professionals call soft-washing. It lifts moss, lichen, and algae chemically rather than blasting shingles with a power washer. Pressure at the nozzle is under 60 PSI, less than a typical garden hose. We hand-remove heavy moss and never scrape shingles with metal tools, which is what strips the protective granule layer and shortens roof life.
Is high-pressure washing safe on shingles or cedar shake?
No, and we will not do it. High-pressure washing strips the ceramic granules off composition shingles — those granules are the UV-blocking layer keeping the asphalt underneath alive. On cedar shake, high pressure tears out wood fiber and accelerates the very rot you're trying to prevent. Anyone pressure-washing a roof is shortening that roof's lifespan — we will not do it.
How long does roof moss removal last?
A soft-wash treatment on a Portland-area roof typically keeps it visibly moss-free for two to four years, depending on tree cover, roof orientation, and slope. North-facing roofs under heavy fir canopy may need treatment every two years; sunnier south-facing roofs often go four-plus years. Adding zinc strips at the ridge or an annual preventive spot-treatment extends the interval significantly.
Are your roof cleaning products safe for pets, gardens, and salmon streams?
Yes. The products we use are biodegradable, free of chlorine bleach in concentrated form, and safe for Pacific Northwest salmon-bearing watersheds when applied per label. We tarp or pre-wet sensitive plants, and we keep pets indoors until the roof is rinsed. We can send you the specific product SDS sheet on request before the job.
Will roof cleaning extend the life of my roof?
Yes — measurably. Moss holds moisture against the shingle seam and lifts shingle edges, which is how a 30-year composition roof becomes a 15-year roof in the PNW. Removing moss before it roots, plus keeping the roof clear of organic debris, is one of the few maintenance steps with a clear return on investment. A roof-cleaning visit costs a small fraction of a single shingle-section repair.
Do you clean cedar shake, metal, and tile roofs as well as composition?
Yes. We treat composition shingle, cedar shake, standing-seam metal, and concrete or clay tile roofs. The methods differ — cedar shake requires extra care to avoid splitting shingles, metal roofs need different anti-corrosion considerations, and tile requires careful foot placement on roof jacks rather than walking the field. We adjust technique to roof material, never apply a one-size-fits-all process, and give you a written quote after seeing it.

What customers say

Had my cedar shake roof cleaned earlier this week. Had them return to seal and treat the roof. Once again the crew arrived on time (rare these days), got right to work and did a superb job. And just like last time, they cleaned up the work area and even used window-clean tools to clean the skylight. So they left leaving the place in better condition than when they arrived. It is SOOO refreshing to have a contractor (and the works) do what they said when they said and for the price quoted. These guys are GREAT!
