What’s included in a pressure washing visit

A standard pressure washing visit from USA Gutter, Window, & Roof Cleaning covers whatever exterior surfaces you scope into the written quote — most commonly driveways, walkways, patios, decks, fences, and house siding. For each surface, we pre-treat any moss, mildew, or biological growth with a salmon-safe cleaner, let it dwell to label time, then wash with the appropriate method and pressure for that material. Concrete and pavers get rotating-surface-cleaner attachments for an even finish without zebra-stripe pressure marks. Siding and painted surfaces get low-pressure soft-washing that does the cleaning chemically rather than mechanically. Wood gets gentle pressure worked with the grain. After washing, every surface gets a clean rinse and a final walk-through with you before we send same-day photos.

Things to watch out for

Pressure washing is one of those services where the wrong contractor causes more damage than they fix. A few warning signs we see on properties cleaned by other providers:

  • Zebra-stripe marks on concrete driveways from inconsistent wand technique, where pressure varied between passes
  • Wood deck boards with raised, splintered grain from full-pressure cleaning of softwood
  • Vinyl siding with white streaks where high-pressure water pushed cleaner behind the panels
  • Etched concrete where a rotating-tip nozzle was held too close for too long, cutting visible grooves into the surface
  • Killed landscape plants along the drip edge where un-tarped runoff carried concentrated cleaner

We try to match method to material and tell you when a surface is too fragile for pressure work — sometimes the right answer is a chemical-only clean with no pressure at all.

Who this service is right for

Pressure washing is a strong fit for any Portland homeowner with visible moss, algae, mildew, or grime on outdoor hard surfaces. It’s especially worthwhile for concrete driveways and walkways that have become slip hazards from moss, paver patios that have lost their original color under a film of algae, fences and decks heading into a staining cycle, and homes with north-facing siding that’s developed the classic PNW green-black bloom. Pre-listing curb appeal jobs are a steady part of our pressure-washing work — a clean driveway and washed siding change a listing photo more than almost any other small investment. Commercial walkways, storefront sidewalks, and small-business parking areas also fit our regular route.

Equipment, safety, and method

We run commercial-grade pressure washers with adjustable PSI, rotating-surface-cleaner attachments for flat hard surfaces, and a soft-wash 12-volt pump system for siding and other delicate surfaces. Crew members are trained on which nozzle, pressure, and distance combination is right for each surface — concrete is not vinyl, vinyl is not cedar, cedar is not painted wood, and they all need different settings. We tarp or pre-wet landscape plants near every work zone, divert downspout runoff away from gardens and storm drains as required, and use products with documented salmon-stream safety. Our crews wear PPE during chemical application and keep pets and kids clear of the work zone until surfaces are rinsed.

What happens after the work

You’ll get a same-day photo report covering each surface we cleaned, plus any notes on follow-up steps that make sense — typically deck sealing within a few weeks while the wood is clean, or a separate concrete-sealing job to protect a freshly washed driveway. For most surfaces, the visible improvement is immediate and dramatic; for stubborn oil or rust stains, results may continue to lighten over the following week as residual treatment continues working. We file the job photos and surface notes on our end so when you call back next year, we already know your property.

How it works

  1. 1

    Surface assessment and written quote

We walk the property to identify each surface — concrete, pavers, brick, wood, vinyl siding, painted siding, fiber-cement — and quote a single fixed price scoped to what you want addressed.

  2. 2

    Protect plants and outdoor items

We tarp or pre-wet adjacent landscape plants, cover light fixtures, and move outdoor furniture. Downspouts are temporarily diverted if runoff would hit gardens or storm drains.

  3. 3

Pre-treat for moss, mildew, and stains

Surfaces with biological growth get a pre-treatment with a biodegradable, salmon-safe cleaner to kill moss, mildew, and algae at the root before the wash.

  4. 4

    Wash with surface-appropriate pressure

Concrete and pavers get rotating-surface-cleaner attachments at full pressure for an even finish. Siding, wood, and fences get a low-pressure soft-wash that cleans without driving water into seams or splintering wood.

  5. 5

    Rinse and final check

Every surface gets a clean rinse to remove dislodged debris and cleaner residue. We walk the property with you to confirm the work, then send same-day photos.

Why Portland homes specifically

Portland's eight-month wet season turns concrete driveways, paver patios, and wood decks into moss and mildew habitat by January. Add Douglas fir needle stains, summer wildfire ash, and the green-black algae bloom that coats north-facing siding by March, and most metro homes have at least one outdoor surface that needs annual attention. Pressure washing — done correctly, with the right pressure for the surface — restores curb appeal in a single visit and removes the slip-hazard moss that builds up on every shaded walkway and step in the PNW.

Frequently asked questions

What's the difference between pressure washing and soft washing?
Pressure washing uses high water pressure (1,500-4,000 PSI) to physically blast dirt and growth off hard surfaces like concrete and pavers. Soft washing uses low pressure (under 500 PSI) combined with a biodegradable cleaning solution that does the work chemically — appropriate for siding, painted surfaces, wood, and roofs. We use both. The skill is knowing which method belongs on which surface; using the wrong one damages either the surface or the result.
Can you pressure wash my house siding without damaging it?
Yes — but we use soft-wash methods, not high-pressure water, on siding. High pressure forces water behind vinyl seams, into wood lap joints, and through painted-surface micro-cracks, where it causes hidden damage. Soft-washing with a biodegradable cleaner does a better job removing the green algae bloom that PNW homes get on north-facing walls, without driving moisture into the wall assembly. We never high-pressure-wash siding.
Is pressure washing safe for wood decks and fences?
Yes, with care. We use low to medium pressure on wood — never the full-pressure rotating attachments we use on concrete — and we work with the grain of the boards to avoid raising the wood fiber. For older or softer wood, we drop to soft-wash methods. After washing, decks often look new but are best resealed within a few weeks while the wood is clean and dry. We can recommend sealing timing during the assessment.
Are your pressure-washing products safe for pets, gardens, and salmon streams?
Yes. The cleaning solutions we use on pre-treatment and soft-wash work are biodegradable and safe for Pacific Northwest salmon-bearing watersheds when applied and rinsed per label. We tarp or pre-wet landscape plants, divert runoff away from storm drains where required, and keep pets indoors during application until surfaces are rinsed and dry. Product SDS sheets are available on request before the job.
Can pressure washing remove oil stains and rust from concrete?
Oil stains and rust generally require specific surface treatments beyond standard pressure washing — degreasers for oil, oxalic-acid-based products for rust — applied and dwelled before the wash. We can address both as part of the visit when surfaced during the assessment, though deeply set oil or rust that's been on a concrete driveway for years may lighten significantly rather than disappear completely. We'll be honest about the realistic outcome before starting.
How often should I get my driveway or patio pressure washed?
Most Portland driveways, walkways, and patios benefit from pressure washing every 12-24 months. Shaded walkways under tree cover or on the north side of the house grow moss fastest and may need annual service to stay safe underfoot. Sunnier driveways and exposed patios often go two years between washes. Wood decks usually need cleaning annually if used heavily, especially if they're under tree canopy that drops needles or sap.

What customers say

Had my cedar shake roof cleaned earlier this week. Had them return to seal and treat the roof. Once again the crew arrived on time (rare these days), got right to work and did a superb job. And just like last time, they cleaned up the work area and even used window-clean tools to clean the skylight. So they left leaving the place in better condition than when they arrived. It is SOOO refreshing to have a contractor (and the works) do what they said when they said and for the price quoted. These guys are GREAT!
